Chapter 7: Twenty-Four Hours

Vanessa recovered first.

She always did.

Shock disappeared from her face, replaced by the cold confidence she wore whenever she believed she could talk her way out of consequences.

“You control nothing,” she said.

Rebecca stepped beside me.

“I’d be careful with that statement.””

Vanessa finally noticed her.

“And who are you?””

“Rebecca Cole. Charlotte’s attorney.””

Derek’s face changed.

Only slightly.

But I saw it.

He recognized the name.

Rebecca saw it too.

“Mr. Lawson.””

Derek shoved his hands into his pockets.

“Never heard of you.””

“That’s interesting.””

She opened her folder.

“Because your company received correspondence from my office six months ago regarding the Bennett Residential Trust.””

Vanessa turned sharply toward him.

“What?””

Derek stared at Rebecca.

“You're confused.””

“No.””

Rebecca’s voice remained almost unnervingly calm.

“I rarely am about certified mail.””

Madison looked at her uncle.

“You knew?””

“Stay out of this.””

“No,” Madison said.

“You told Mom Charlotte didn't have any authority over the house.””

Vanessa looked at Derek.

“You said Michael owned it.””

“I said we could handle it.””

“That isn't the same thing.””

Their alliance was cracking in front of us.

My father stepped forward.

“Derek, did you know Charlotte had an interest in this property before you prepared the refinancing documents?””

Derek laughed.

“Prepared? I introduced you to a lender.””

“With my forged signature?”” I asked.

His eyes moved toward me.

“I don't know anything about a forged signature.””

Rebecca lifted the document.

“Then you won't mind answering questions about it.””

Derek’s jaw tightened.

Vanessa moved toward the metal box.

Daniel immediately stepped between them.

“Don't touch anything.””

She stopped.

“This is my house.””

I almost couldn't believe she said it.

I held up the ownership document.

“Apparently not.””

Her eyes burned.

“You think a piece of paper makes you powerful?””

“No.””

I looked at the room around us.

“My mother made sure I wouldn't need power over you. She made sure you couldn't have power over me.””

That landed.

Vanessa pointed toward the hallway.

“You were perfectly happy living here until you decided to turn everyone against me.””

“Yesterday you gave me twenty-four hours to leave.””

“Because Madison needed the room!””

Madison flinched.

I looked at her.

Then back at Vanessa.

“You were willing to throw me out for a bedroom.””

“You're an adult.””

“Then you should have treated me like one when you used property connected to my trust as collateral.””

Vanessa opened her mouth.

Nothing came out.

Rebecca turned to my father.

“Michael, until we determine exactly what was submitted to the lender, you should not sign anything else.””

He nodded.

Derek scoffed.

“Don't let these people frighten you.””

My father looked at him.

“These people?””

Derek hesitated.

“My daughter is one of ‘these people.’”

I stared at Dad.

It was a small sentence.

Years too late.

But something in me still heard it.

Derek changed tactics.

“Fine. Everybody calm down. The development deal could make millions.””

Rebecca asked, “Then why forge Charlotte's consent?””

“I didn't.””

“Someone did.””

Derek’s face hardened.

“You can't prove anything.””

Rebecca gave him a thin smile.

“I didn't say we could.””

That frightened him more than an accusation would have.

He looked toward Vanessa.

“We're leaving.””

She didn't move.

“Vanessa.””

“I heard you.””

But she was staring at me.

Not with hatred anymore.

With calculation.

“What do you want, Charlotte?””

There it was.

The first honest question she had asked me.

I considered it.

Yesterday, I would have said my bedroom.

My father's loyalty.

An apology.

Now those things seemed too small.

“I want the truth.””

“You have it.””

“No. I have documents. The truth is why you needed money badly enough to risk this house.””

Derek stepped forward.

“That's none of your business.””

Rebecca answered before I could.

“If trust property was involved, it is absolutely her business.””

Vanessa glanced at Derek again.

Fear passed between them.

I saw it.

So did Madison.

“Mom,” she whispered, “what did you do?””

Vanessa snapped, “Nothing!””

Madison recoiled.

Vanessa immediately softened her voice.

“Sweetheart, your uncle had an investment opportunity. That's all.””

“Then why did you lie?””

“I was protecting this family.””

“From Charlotte?””

Vanessa had no answer.

Madison’s eyes filled with tears.

For the first time, I realized something uncomfortable.

Vanessa had used her too.

The bigger bedroom.

The deadline.

The celebration.

Maybe Madison's selfishness had been real.

But Vanessa had turned it into a weapon.

A convenient reason to remove me from the house.

I looked at Rebecca.

“If they wanted me gone, would that make the refinancing easier?””

“Potentially.””

She nodded toward the trust papers.

“Your established residency strengthened your ability to challenge certain actions immediately. Removing you could have created confusion long enough for someone to push paperwork through.””

Vanessa whispered, “That's ridiculous.””

But Derek looked at the floor.

My stomach turned.

“The bedroom was never really about Madison.””

Nobody answered.

Madison stared at her mother.

“You used me.””

“Madison—”

“You made me look horrible.””

“You wanted the room!””

“That doesn't mean I wanted to help you steal her house!””

“Enough!””

Vanessa’s shout filled the room.

Then silence.

I stepped toward her.

Twenty-four hours earlier, she had stood in this same hallway with folded arms and given me a deadline.

Now I understood why.

So I gave her one.

“Vanessa.””

She looked at me.

“You wanted me out in twenty-four hours.””

Her face tightened.

I continued.

“I'm not throwing anyone onto the street. Madison can stay while this gets sorted out. Dad's occupancy rights remain protected.””

Then I looked directly at Vanessa.

“But you and Derek will not touch another document, remove anything from this house, or make another financial decision involving property connected to my mother.””

“You can't order me around.””

“No.””

Rebecca closed the folder.

“But Charlotte can formally restrict unauthorized dealings with trust property while we review what happened.””

Vanessa stared at me.

I spoke quietly.

“And if you interfere with that review, my attorney handles everything from there.””

Derek grabbed Vanessa’s arm.

“We're done.””

She pulled away from him.

Then her phone rang.

She glanced at the screen.

Her face drained of color.

Rebecca noticed.

“Problem?””

Vanessa declined the call.

Immediately, it rang again.

Derek looked at the screen.

His confidence vanished.

“Don't answer.””

That was enough for me.

“Who is it?””

Vanessa shoved the phone into her bag.

“Nobody.””

Madison looked over her shoulder.

“I saw the name.””

Vanessa froze.

Madison whispered it.

“Westbridge Capital.””

Rebecca turned sharply toward Derek.

“The private lender?””

Nobody answered.

Then Vanessa's phone buzzed with a voicemail notification.

She tried to walk away.

Madison spoke before she reached the door.

“Mom… why would a lender be calling you personally?””

Vanessa stopped.

May you like

And Derek said the one thing that told me our problems were much bigger than a forged signature.

“Because the payment was due yesterday.””
